General Terms and Conditions (GTC) Temporary Home – Status: 2025


 1. Booking & Contract Conclusion: Upon receipt of the booking confirmation via email or a booking portal, the rental agreement is binding. By booking, the tenant accepts these Terms and Conditions and the house rules.


 2. Payment: A deposit of 30% of the total amount is due within 5 days of receipt of the invoice. The remaining payment (70%) must be made no later than 14 days before arrival. For bookings made less than 14 days before arrival, the total amount is due immediately. If payment is not made on time, the landlord reserves the right to cancel the booking (see point 3).


 3. Cancellation by the tenant:  Cancellations are possible free of charge up to 14 days before arrival, and the deposit will be fully refunded. From 14 days before arrival, the full rental price. If a replacement tenant is found, only 10% of the total price will be retained as a processing fee.


This policy only applies to bookings made through our website; for bookings made through portals such as Airbnb, Booking.com, or FeWo-direkt, the respective provider's cancellation policy applies.


 4. Security Deposit & Damages: A security deposit of €150 is required upon booking. This will be refunded within 7 business days after departure, provided no damage has occurred or additional cleaning was required.

Any costs for damage or additional cleaning will be deducted from the deposit.


 The respective deposit regulations apply on booking portals such as Airbnb, Booking.com, FeWo-direkt and similar.


 5. Use of the accommodation: Use is permitted exclusively by registered guests and for residential purposes only. Subletting, commercial use, and hosting celebrations or parties are prohibited.


 6. Liability: The tenant is liable for all damage to the accommodation, inventory, or shared facilities caused by him or his fellow travelers. The landlord assumes no liability for breakdowns, disruptions, or damage caused by force majeure or external circumstances. Parking vehicles on or near the property is at your own risk. The landlord is not liable for theft, vandalism, or damage to the vehicle that occurs during your stay.


 7. Arrival & Departure: Check-in is possible from 3:00 PM, check-out must be by 10:00 AM at the latest.

Different times are only possible by prior arrangement.


 8. House Rules & Quiet Hours:  The house rules are an integral part of the rental agreement. The statutory quiet hours are from 10:00 PM to 7:00 AM. In the event of significant disturbances, the landlord reserves the right to terminate the tenancy without notice.


 9. Cleaning & Waste Disposal: A cleaning fee will be charged for bookings made via the website. The apartment must be left in a clean and tidy condition. Garbage must be properly separated and disposed of in the designated containers. Failure to comply may result in a deduction from the security deposit.


 10. Pets & Smoking: Bringing pets and smoking in the accommodation is strictly prohibited.

In case of violation, a special cleaning will be carried out at your expense, the costs of which will be deducted from the deposit.


 11. Wi-Fi usage: Wi-Fi usage is free of charge, but must be done legally and responsibly.

The landlord is not liable for any failures or misuse by the tenant.


 12. Loss of keys: In the event of a loss of a key, the tenant shall bear the costs of replacing the affected locks or locking systems. These costs can be deducted from the security deposit.


 13. Number of Persons & Visitors:  The number of persons booked must not be exceeded. Unregistered overnight guests are not permitted and may lead to immediate termination of the rental agreement.


 14. Data Protection: The personal data provided by the tenant will be used exclusively for the purpose of processing the rental agreement. It will not be passed on to third parties unless legally required to do so.


15. Safety and sensor technology:


  • Outdoor cameras are installed on the property for security purposes. Indoor areas are not monitored.
  • Water sensors are installed in the apartments to detect possible water leaks at an early stage.
  • Noise sensors help ensure quiet hours are respected; no conversations or noises are recorded.
  • Digital temperature sensors only record the room temperature and no personal data.


 16. Place of jurisdiction & law: The law of the Federal Republic of Germany applies.

The place of jurisdiction for all disputes is the registered office of the landlord.


 17. Severability Clause: Should individual provisions of these Terms and Conditions be or become invalid, the validity of the remaining provisions shall remain unaffected. The invalid provision shall be replaced by a legally permissible provision that most closely approximates the economic purpose of the invalid provision.
